Welcome to Sunnybank, a charming and secluded retreat on the Muskoka River, just minutes from Huntsville, ON. Sunnybank (last cottage on the road) sits on 8 acres of lush property, offering unparalleled privacy and tranquility. This new cottage sits on property that’s been in the family for 5 generations. It was designed and lovingly built by the owners with custom handcrafted elements. Unique features like the "senior stairs" with lower rise and stained glass door headers were crafted by the owner in the loft workshop, adding a personal and artistic touch to this beautiful home.
The lower level is a haven for fun and relaxation, featuring a games area with pool table, air hockey, juke box, and a table for puzzles/board games. A separate media room offers a large selection of videos for movie nights. On the main level, you’ll find a well-equipped kitchen, dining & living room. The kitchen opens onto a screened deck that boasts a magnificent view of the river. This level also includes a laundry room & powder room, as well as an in-law suite with a kitchenette, bed, sitting area w/ TV, and a 4-piece bathroom (with tub-assist grab bars).
The next level houses three bedrooms, each with its own charm, smart TV, and its own ensuite! One bedroom features a four-poster bed with a stunning river view, while the primary bedroom offers two twin long adjustable beds, a double pull out couch and a full walk in closet. The third bedroom has a king size bed and enjoys a corner view down the river. Up another level to discover the owner's workshop, which includes a sitting area, a couple of single beds, 3-piece bathroom, and children’s games & toys. This level also provides access to an outdoor staircase leading to a rooftop deck where guests can soak in breathtaking river views and darksky stargazing from treetop level.
Just a short 15-minute drive away, Huntsville offers a variety of attractions and activities. Explore the vibrant downtown area with its charming shops, restaurants, and cafes. Enjoy outdoor activities at Arrowhead Provincial Park, known for its hiking trails, swimming, and winter skating. For a cultural experience, visit the Muskoka Heritage Place, featuring a pioneer village, museum, & train ride. Huntsville also hosts a range of events and festivals throughout the year, ensuring there's always something exciting to do.

Things you need to know:
- This cottage is in the Town of Huntsville; Licence # STRA-2024-148. The Municipal STR Licence restricts the cottage to maximum 8 people at any given time during your stay.
- Well behaved dogs are welcome but must not disturb wildlife
- Grid-free, energy independent, solar powered cottage
- Linens and towels are provided, please bring your own outdoor towels
- Rentals include a cleaning service; however, the cottage must be left in a tidy condition
- Rogers cell service is good. Bell works on the rooftop deck but intermittent elsewhere.

- Surveillance cameras may be noticed in the parking and outside entrance area of the cottage. Cameras are not located indoors or outside in gathering areas.

Waterfront
The shoreline is natural, with a muddy bottom. There are some weeds but it’s generally good for swimming. The water is 6' at the end of the dock & deepens to 30' at the centre of the river.Close-By Attractions
- Muskoka Heritage Place. Muskoka Heritage Place takes you back in time to the 1800’s. There is plenty of fun for everyone here, with a variety of activities that are entertaining, educational, & family-friendly. (15 mins)
- Muskoka Bible Centre. Offering bible teaching, kids & youth programs, live music, and family time together at the beach or around the campfire. (5 mins)
- Camp Widjiitiwin. The Widjiitiwin program partners with community leaders in priority neighborhoods providing children, youth, and families with camp and retreats to help them experience life changing and lasting transformation through encountering God’s great love for them. (1 min)
- Golf. Within 30 mins are Deerhurst Highlands and Lakeside, North Granite Ridge, Grandview Golf Club, and Huntsville Downs.
- Arrowhead Provincial Park. 15 km of hiking trails; including a trail leading to Stubb's Falls, rental canoes, kayaks, paddleboards and mountain bikes, skis, sit-skis, snowshoes, sledge and ice skates. Winter activities; cross-country skiing, snowshoeing, and ice-skating trail. (30 mins)
